Our solution is suitable for global investors looking to build a professionally-managed property portfolio. The investment strategy we promote is focused on acquiring and holding well-located, well-designed property over a long-term investment horizon, re-investing net cashflows and leveraging [potential] capital gains to acquire additional assets.
All properties listed by Dot have been through a rigorous selection and onboarding process, the Dot System. We manage the end-to-end transaction on your behalf so that acquiring and managing assets is a frictionless process that can be conducted online without paperwork.
Dot Containers are newly formed UK Limited companies established for the sole purpose of acquiring and managing residential investment properties for our clients. You will be allocated a new Dot Container when you make your first investment.
You [which can include your partner/children] become the beneficial owner and shareholder of the Container, giving you the full economic benefits of any investments you make using the structure.
All Dot properties come pre-packaged with a Dot Instant Mortgage for a term of up to 3 years (currently priced at 4.99% pa). We provide this mortgage to streamline the onboarding of approved assets into your portfolio, removing the time and hassle of dealing with a bank. Our mortgages require no credit application and are written on a non-recourse basis (so there is no need to provide a Personal Guarantee).
Your Dot Relationship Manager can assist with refinancing onto lower-cost funding, subject to formal credit criteria and a Personal Guarantee.
To acquire a Dot property you will be required to contribute equity (the deposit payable on your property). All Dot properties include an Own it figure, being the purchase price + costs, less the amount of the attached Dot Instant Mortgage. This sum must be received by Dot in order to proceed with the acquisition of the property on your behalf.
Your Dot Container will receive all net income generated by your properties, being the total rent received less all finance, management and maintenance costs. Dot Containers are subject to UK Corporation Tax. Income will accrue to the Container by default and can be drawn from your Container via both Drawings and Dividends. Dot currently aims to deliver investors a net income return of circa 4% per annum, excluding capital gain (if any). Investors that qualify for lower-cost mortgage funding can expect net income of 6%+, excluding capital gain (if any).
Tax & Compliance
Dot works with Big 4 accountancy firm EY to ensure that your container tax compliance and reporting is completed to the highest standard. This includes regular bookkeeping and an annual set of accounts. EY can provide bespoke personal tax advice for an additional charge.
Your portfolio will be actively managed by Dot. We will continuously work to refine and improve performance, leveraging both in-house and partner products and services, including mortgage finance. If the value of your portfolio grows Dot will offer opportunities to release capital through revaluation/refinancing.
