ASSET SELECTION

Dot’s asset selection process is strict and all apartment blocks must meet a number of key requirements to be considered. This framework ensures that assets can be run with sufficient operating leverage, future capital appreciation can be optimised and debt servicing & liquidity risk can be mitigated:

  • Focused on commuter-belt locations that also have strong domestic tourism. This drives demand from corporate, remote-workers and tourists, particularly post-Covid; 

  • Freehold title over the block and land, providing Dot with control over the ground leases and any future development opportunities;

  • Sufficient secure off-street parking, with ability to add fast EV charging;

  • Entrance and common areas controlled by Dot (thus not affecting neighbours);

  • Located within a short walking distance of main tourist areas/attractions and the main train station;

  • Below average-to-average price per square foot at acquisition, allowing scope to add immediate capital value through smart design and refurbishment;

  • Character features that can be elevated through interior design;

  • Straightforward refurbishment works, with no delays anticipated due to planning requirements.

Once renovated, furnished, kitted out and styled, Dot aparthotels are marketed dynamically across multiple distribution platforms (eg Dot (direct), Airbnb, Expedia, Booking.com, Rightmove and with select local estate agencies) to achieve the best possible yields rates.

The flexibility of our properties means that they can be rented by tourists, corporates, young professionals and foreign students alike, ensuring that occupancy remains strong through cycles and that yields are optimised.

All aspects related to the operating of the property is undertaken / managed by Dot, who are incentivised to deliver high-quality service via a management fee structure.
